Lings Solicitor have an exciting opportunity for a Conveyancing Assistant looking for personal and career growth opportunities to develop in a supportive working environment within a small and friendly firm.

The successful candidate will have at least one year of experience working in conveyancing. The main duties are supporting the fee earners with a busy caseload throughout the various conveyancing matters and dealing with post completion requirements. You will be confident in assisting clients, taking instructions, and dealing with letter and telephone enquiries.

There is an opportunity for an experienced Conveyancing Assistant to develop and train to qualify as a Licensed Conveyancer.

You will:
· Be very organised, motivated, and enthusiastic and able to work under pressure.
· Have excellent IT skills.
· Be able to prioritise your workload efficiently in order to meet tight deadlines.
· Carry out all required administration duties and ensuring all SLAs and compliance are adhered to.
· Possess excellent communication and client care skills.
· Be able to work well independently and as part of a team.
· Have strong attention to detail and be very well organised.
· Provide an excellent service and develop relationships which conform to any service level agreement with a particular client.
· Have the ability to build excellent and effective working relationships with local agents, clients, and within the team.
· Be friendly and proactive with a positive attitude.
· Ensure all files and checklists are up to date.
· Provide all relevant parties are kept up to date when requested.

Job type:
Permanent
Working 35 Hours: Monday – Friday (full-time)

The Role & Requirements:
You will be able to undertake all aspects of residential property work, such as:
· Sales and Purchases

· Transfer of equity

· Landlord and Tenant

You will:

The role will involve managing a conveyancing caseload from quotation to completion including:
  • Sales and purchased of freehold and leasehold properties, such as shops, offices, restaurants, take-aways and industrial units
  • Assignments of leases, goodwill fixtures and fittings
  • Grant of new leases
  • Licence to assign
  • Licence for alterations
  • Renewal of leases under LTA 1954
  • Acting for borrowers in refinancing
  • Acting for lenders
  • Bridging work
  • Handling lease extensions and freehold enfranchisements under the LRHUDA 1993
  • Providing cover for other conveyancers from time to time

The role will also includes some residential conveyancing.

Desired Skills and Attributes:
  • Be proficient with Microsoft Office, specifically Outlook, Work and Excel
  • Excellent organisation and interpersonal skills
  • Ability to build (with assistance and support of the Directors) strong and enduring relationships with clients and work providers to create and expand own client base
  • Ability to integrate easily into the existing team
  • Take pride in your work and provide outstanding client care
  • Be flexible with a 'hands on approach' and the willingness and ability to adapt to the needs of the business

The salary range is competitive but dependent on experience, with a generous annual leave entitlement.
